GRESB 2023, what are the changes?

The GRESB (Global Real Estate Sustainability Benchmark) aims to measure the Environmental, Social and Governance (ESG) performance of real assets worldwide.

Each year, it updates the indicators of its assessment. At the end of October 2022, the organization published the changes that will be effective for 2023.

The objective of these changes is to focus on urgent problems expressed by stakeholders through the various studies and discussions with GRESB.

However, GRESB ensures that:

  • Maximizes the number of changes that can reasonably be achieved for the coming year.
  • Minimizes the disruptions induced by these changes for participants, by providing sufficient time for them to prepare for and adjust to them.

Thus, for 2023, GRESB has decided to modify its evaluation on the following themes:

Carbon neutrality

GRESB has decided to reward stakeholders with a defined carbon neutrality policy, commitments and targets.

Bidders will have to provide evidence of such a policy to earn an additional 0.5 points in the category “PO1 Policy on environmental issues”.

On the other hand, they will also be asked about the transparency of their policy to the general public. However, this will have no impact on the score.

Diversity, Equity and Inclusion (DEI)

DEI issues are now included in the GRESB assessment. Having an employee and a decision-maker dedicating part of their time to DEI will earn participants points. Indeed, they will be able to claim:

  • 0.4 points for the section “LE3 Individual responsible for ESG and/or climate-related objectives”
  • And 0.2 points for “LE5 Decision-maker for ESG and/or climate-related objectives”.

In addition, DEI is also included in the answers of the section “LE2 ESG Objectives” in the part “Objectives on specific issues” (contribution of 0.025 points).

Physical and transition climate risks​

Identification and assessment of the impact of physical and transition climate risks are now graded.

Candidates will be able to earn up to 2 points in total on this theme, with each of the following indicators being worth up to 0.5 points:

  • RM6.1: Identification of transition risks.
  • RM6.2: Assessment of the impact of transition risks.
  • RM6.3: Identification of physical risks.
  • RM6.4: Assessment of the impact of physical risks.

Renewable energies

GRESB has decided to reward only participants actively procuring green energy.

From now on, connecting to a network that includes a share of renewable energy will no longer allow you to obtain the 2.5 points allocated until now.

It will be mandatory to demonstrate an active approach to the inclusion and increase of the share of renewable energy in the energy mix (for example via a renewable energy purchase certificate).

  • Energy (EN1) / GHG (GH1) / Water (WT1) / Waste (WS1): Reporting and monitoring of energy and water consumption, GHG emissions and waste production.
  • Performance: Tenants & Community (TC5.2): Measures for the health and well-being of the tenant.
  • Energy (RA3) Water (RA4): Performance measurement for energy and water.
