iQspot, the decarbonation solution for tertiary real estate, is announcing the launch of its new remote automatic control offering, designed to meet the regulatory requirements of the Tertiary and BACS decrees and enabling up to 30% energy savings without the need for works or the installation of a traditional BMS (Building Management System).
A preferred partner of property management companies, real estate companies and institutional investors since 2015, iQspot offers integrated solutions tailored to meet the challenges of decarboning office real estate. The company, which places innovation at the heart of its development strategy, is taking its service offering a step further with a new solution – already tried and tested by well-known players such as Midi 2i – to meet the regulatory requirements of the tertiary sector (Tertiary and BACS decrees).
From 1 January 2025, the BACS (Building Automation and Control System) Decree will apply to existing tertiary buildings with a rated output of more than 290kW for their heating, ventilation and air conditioning (HVAC) systems (i.e. for floor areas of 2,500sqm or more), with the aim of making them more energy-efficient by controlling the building’s technical installations.
Far from the complexity of installing a BMS system, which is generally recommended, and its cost (between €30/sqm and €50/sqm), iQspot offers a simple, automatic and cost-effective solution for monitoring and controlling energy consumption to meet all the requirements for compliance with the BACS Decree, namely :
- Collecting, monitoring and analysing energy consumption in real time;
- Evaluating real estate assets against benchmark values;
- Compatibility and interoperability with proprietary equipment;
- Manual and automatic control of HVAC systems.
For a price per sqm more than 10 times lower than a traditional BMS system, iQspot makes it possible to understand, decarbonise and remotely control all its real estate assets from a single Saas platform, by deploying IoT sensors on HVAC equipment.
Whereas iQspot’s initial solution delivers 20% energy savings, the remote automatic control offer brings additional savings of 10%, enabling building owners or service sector facilities to get closer to the -40% target set by the Tertiary Sector Decree in 2030, without having to make major investments.
