Proptech: the keystone of real estate players

Whether they are subject to increasingly stringent regulations or voluntarily committed to an energy efficiency approach, real estate investors face major challenges in valuing their assets. Today, GRESB (Global Real Estate Sustainability Benchmark), SRI (Socially Responsible Investment) and DPEF (Extra-Financial Performance Declaration) reports are proof of their ESG commitments.

For their part, energy managers are more in demand than ever and play a central role in energy efficiency approaches. Their skills in management, data analysis and technology make them key collaborators in effectively tracking energy waste. Responsible for supervising all aspects related to energy management, they diligently monitor changes in consumption and constantly seek to identify optimization opportunities.

Already able to collect and analyze the consumption of commercial buildings continuously and in real time, iQspot is now strengthening its platform to meet the new performance, attractiveness and labeling objectives of all these real estate players. Its two functionalities, one dedicated to the automatic management of energy reports and the other to the optimized visualization of real estate portfolios, effectively equip energy managers to enable them to best advise customers and facilitate data accessibility for users.

A generator of automatic and decisive energy reports​

iQspot has developed a technological innovation that aims to automate the creation of energy reports for a specific portfolio over a given period. The objective is simple: to provide turnkey reports for all regulated, certification or labeling procedures such as ISR, GRESB or DPEF. A report that is both complete and synthetic that lists the balance sheet of overall energy consumption, by energy type (electricity, gas, urban network), water consumption, surface energy consumption and GHG emissions. This data is each time available at the scale of the portfolio, funds and each building concerned. This choice of granularity allows the production of impactful reports adapted to the different needs of asset managers.

This new functionality also makes it possible to refine the analyses by distinguishing the general consumption of the building, private areas, common areas, by meter or even by tenant. It also becomes possible to compare consumption over previous years and thus generate the rate of change. Finally, each report can be edited by month, quarter, semester or year to better target your research. A considerable advantage to easily monitor the actions carried out and draw conclusions.

With this new tool, iQspot aims to facilitate the daily life of asset managers by offering them an agile solution to generate precise and efficient reports, to ultimately gain valuable time.

An overview of the optimized real estate portfolio

The Portfolio Synthesis has been optimized to provide better supervision of a given real estate portfolio. This feature offers a complete and optimized visualization experience to immediately identify essential information and master a solid knowledge of its portfolio. An intuitive panorama, which facilitates decision-making by highlighting the key indicators on the performance of the portfolio.

The summary includes the balance sheet of the assets of the portfolio (typology, surface area, monitoring implemented), the visualization of the compliance of the portfolio with the objectives of the tertiary decree, the visualization of the Top 3 buildings (the most efficient, to optimize, to monitor, with the best energy optimizations), the summary of the buildings receiving the most alerts (triggered when consumption exceeds a specific threshold) and the interactions (interventions made on the buildings: optimization, leak detection, etc.). It also allows you to track changes in consumption from one year to the next and to summarize comfort-related data: Top 3 buildings with the highest CO2 levels, Top 3 warmest averages in winter and Top 3 coolest averages in summer.

Once again, this redesign has been designed for asset managers. The opportunity to offer them a simple and quick visualization tool to facilitate strategic decision-making and define priority actions to be implemented.
