iQspot launches its automatic remote control offering, enabling up to 30% energy savings at lower cost for tertiary buildings

iQspot, the decarbonation solution for tertiary real estate, is announcing the launch of its new remote automatic control offering, designed to meet the regulatory requirements of the Tertiary and BACS decrees and enabling up to 30% energy savings without the need for works or the installation of a traditional BMS (Building Management System).

A preferred partner of property management companies, real estate companies and institutional investors since 2015, iQspot offers integrated solutions tailored to meet the challenges of decarboning office real estate. The company, which places innovation at the heart of its development strategy, is taking its service offering a step further with a new solution – already tried and tested by well-known players such as Midi 2i – to meet the regulatory requirements of the tertiary sector (Tertiary and BACS decrees).

From 1 January 2025, the BACS (Building Automation and Control System) Decree will apply to existing tertiary buildings with a rated output of more than 290kW for their heating, ventilation and air conditioning (HVAC) systems (i.e. for floor areas of 2,500sqm or more), with the aim of making them more energy-efficient by controlling the building’s technical installations.

Far from the complexity of installing a BMS system, which is generally recommended, and its cost (between €30/sqm and €50/sqm), iQspot offers a simple, automatic and cost-effective solution for monitoring and controlling energy consumption to meet all the requirements for compliance with the BACS Decree, namely :

  • Collecting, monitoring and analysing energy consumption in real time;
  • Evaluating real estate assets against benchmark values;
  • Compatibility and interoperability with proprietary equipment;
  • Manual and automatic control of HVAC systems.

For a price per sqm more than 10 times lower than a traditional BMS system, iQspot makes it possible to understand, decarbonise and remotely control all its real estate assets from a single Saas platform, by deploying IoT sensors on HVAC equipment.

Whereas iQspot’s initial solution delivers 20% energy savings, the remote automatic control offer brings additional savings of 10%, enabling building owners or service sector facilities to get closer to the -40% target set by the Tertiary Sector Decree in 2030, without having to make major investments.

Our leitmotiv is to offer innovative yet simple, accessible and high-performance solutions that are both turnkey and tailored to each customer. So, whether you're building a new building or an existing one, for small or very large areas, for a single building or an entire portfolio, our remote automatic control offer has the advantage of being aimed at all the players in the market. We're proud to be able to contribute, in our own way and with our customers, to the energy transition and the challenges of decarbonising tertiary real estate, as well as adding value to these real estate assets.

For several years now, Midi 2i has made CSR an essential pillar of its strategy, as illustrated by the SRI certification of our last two institutional funds and our SCPI Métronome. The BACS decree represents a major challenge for the management of our customers' assets. That's why we decided to test iQspot's automatic remote control solution on some of our buildings. We are now planning to extend this collaboration on a larger scale in order to respond effectively to the first regulatory deadlines.

Since its creation, iQspot has enabled the real-time monitoring of more than 4.5 million sqm of tertiary space, avoiding the emission of almost 25,000 tonnes of CO2. The solution has already attracted more than 45 customers, including major players in property management such as BNP REIM, La Française, Novaxia, etc.
