Monitoring occupant comfort with OREIMA

Today, Charlotte Robert-Linot shares her experience using iQspot comfort sensors.

What is your position and the missions you carry out within OREIMA?

Charlotte: I am the CEO of Oreima. And in this context, I manage the entire financial part of our various funds with a focus on the ESG part and in particular the control of KPIs and our ratios.

What is your ESG strategy?

We agree to invest in assets that are not initially performing well from an energy and environmental point of view with a view to bringing them up to an ambitious ESG standard. We intervene on all levers: environment, social and governance.

The iQspot web platform provides access to all building information, including energy consumption and comfort data. We are working to open up these tools to stakeholders.

For the social part, we intervene both at the corporate level of the company and at the supplier level.

Regarding the environment, our teams are implementing work programs to improve the quality of assets and reduce energy consumption. This work is entrusted to companies that comply with strict implementation rules, associated with our certification objectives. We are also greening our buildings.

What are your challenges in terms of monitoring comfort indicators?

We have installed comfort sensors on our buildings in order to ensure the quality of use of the office offer for our tenants. Our objective is to offer a premium offer and the control of air quality or ambient temperatures are important issues for us, particularly since COVID.

This equipment is also useful in the context of certifications. Real-time monitoring of the CO2 level is interesting and can be used as a prevention tool. In the event of an alert, occupants will be able to ensure air renewal.

We also use this comfort data during the environmental committees organized annually with tenants.

How has comfort monitoring changed your relationship with your tenants?

During our discussions, they expressed their interest in monitoring the CO2 rate.

The temperature aspect was key in the context of the last 12 to 24 months where the surge in energy prices accelerated awareness of the importance of controlling energy consumption.

iQspot also allows you to monitor other comfort data such as brightness for example.

How does this impact your work on the promotion of your buildings (certifications/labels)?

Our goal is to certify all the buildings we manage from an environmental standpoint.

In the absence of a centralized system, the implementation of sensors for comfort and energy allows us to respond quickly and effectively to this need for control.

When we carry out more substantial renovation work, certifications and labels also concern comfort.

How does iQspot help you with these different issues?

Comfort monitoring is an additional service that was offered by iQspot. This equipment is easy and quick to set up. Working with you to improve the comfort and energy consumption of our buildings is stimulating for our teams. There is an aspect of strength of proposal and advice that we appreciate with iQspot with both advice and support. The iQspot interface is easy to use and efficient for analyzing data and downloading/saving it.
