You have decided to commit to a BREEAM in-Use certification or to improve the rating you have obtained. Good management of energy, water and occupant comfort are essential points of this approach. So many criteria that iQspot allows you to monitor and improve, with a strong impact on the rating.
BREEAM in-Use in a few words
BREEAM in-Use is an international method for assessing the environmental performance of a building in operation. Launched in 2009 by the BRE, it is now recognized by the entire real estate investment world. It has the advantage of being relatively inexpensive and quick to obtain.
Since 2020, the certification is based on 2 parts that can be assessed alone or jointly:
- Part 1 – Asset Performance: the estimation of the building’s performance, namely its construction but also its facilities and services.
- Part 2 – Management Performance: the estimation of the quality of management of the property.
Each part is assessed around 9 axes, namely: energy, health & well-being, transport, pollution, ecology & soils, water, resources, management and building resilience.
The certification offers 7 levels of validation for each part:

To move from one level to another, you must reach a score corresponding to a percentage, calculated according to the proportion of objectives fulfilled, weighted for each axis. Ultimately, the score obtained allows you to obtain between 1 and 6 stars.
